 Under continuous development from the seventies until today, Valley Ranch is located in Irving, Texas. When most people hear Valley Ranch the first thing they think of is the Dallas Cowboys. However, the people who live in Valley Ranch think of what a wonderful community they have chosen to call home. With over 4,000 single family homes and 21 apartment communities Valley Ranch is larger than many towns in Texas
Within the Ranch are approximately 138 businesses and 8 neighborhood centers that allow residents to shop and work within their community. The community also boasts many restaurants for the residents to enjoy. Also available for the residents are doctor and dentist offices and veterinary clinics for the pets.
Valley Ranch is a perfect community to raise children. There are two different school districts within the Ranch, Carrolton Farmers Branch and Coppell. CFB has four school sites, Tom Landry Elementary, Bernice Chatman Freeman Elementary, Barbara Bush Middle School, and Ranchview High School. CFB’s new elementary school should open in the fall of 2004. Coppell’s Valley Ranch Elementary was the first school in Valley Ranch.
We have five child care facilities that provide extended learning services.
The residents of Valley Ranch choose to live here for the lifestyle. It is a very active community. On any given day you will see residents taking advantage of the five miles of scenic canal walkways. These lushly landscaped walkways are perfect for jogging or an afternoon stroll. There are also 4 city parks and 3 association parks for the children’s entertainment.
Development is nearing an end. By the end of 2007 all of the single family development sites will be completed. There is approximately 15 acres of commercial land still to be developed.
The community has been a member of the CCMC management portfolio since 1991. Valley Ranch has seen a lot of changes since that time. At the time CCMC assumed management a new declarant had just purchased the remainder of the undeveloped land from the Resolution Trust Corporation (RTC). There were only four hundred single family homes, minimal commercial and business and 10 apartment communities developed at that time. A new Master Development Plan was approved by the City of Irving in May of 1992. The community has had phenomenal growth since that time to reach its current population of approximately 30,000 residents.
The owners assumed control of the association from the declarant in 2001. The major goals of the owner controlled Master Board of Directors is to upgrade and complete the infrastructure and work towards construction of a new community facility.
