Why does my annual assessment amount change from year to year?
The annual assessments are based on the “market tax value” of your property (determined by the Dallas County Appraisal District). If the appraised value of the property changes from one year to the next your assessment will also.
How can I find out how much my assessment amount will be for next year?
The current year market tax value will determine what your assessment will be the following year. Valley Ranch assesses .18¢ per $100.00 of the market tax value annually. You can check the Dallas County Appraisal District website (www.dallascad.org) to estimate what the upcoming assessment will be. Just multiply the market tax value by .0018 to get a very close estimate. Example: If the market tax value is $100,000.00 (100,000. x .0018), the assessment amount will be approximately $180.00.
When will I get my annual assessment statement?
The annual assessment statements are generally mailed between the last week of November and the first week of December. Our goal is to get them to you at least three weeks prior to the January 1st due date. Please make sure you keep us informed of mailing address changes!
Why does Valley Ranch Association send notices to me with the wrong address and/or name on them?
For legal purposes the Association is required to set owner accounts up with the names and addresses that are listed on the property deed filed with the
county. We can change the mailing address if we receive updates in writing from the owner(s) listed on the deed. However, we cannot change the owner(s) name on the account until we receive a copy of an updated deed that has been filed of record. If the owner information for your property has changed due to marriage, divorce, death of an owner, etc., please provide us a copy of the updated deed.
