Commercial Assessment Information

What are assessments?
 
To accomplish the many tasks for which it is responsible, the Association must have operating funds for daily maintenance, repairs, and administration, as well as adequate reserve funds for major repairs or replacements for common property. To obtain these funds, all members of the commercial association must pay assessments to the association. The Board of Directors will establish assessment rates each year and adopt the annual budget for the community.
 
How are assessments calculated?
 
Assessments are calculated based on the value/capped value of your property. The rate is 0.18 per $100. For example, if the market value of your home is $500,000, your calculation would be as follows:

                                $500,000 divided by $100 = $5,000 x 0.18 = $900
 
If you disagree with the value of your property, please contact the Dallas Central Appraisal District at dallascad.org.

How do I pay my assessments?
 
Below are the various options CCMC offers to pay your assessment. Whichever method you choose, be sure you include your six-digit account number to ensure the proper application of your payment. Your account number can be found printed on your annual statement, and if you have any questions, you can contact the CCMC team at (972) 869-1430.

Recurring ACH Payments

CCMC provides a convenient web portal for residents to view their current balance, review their account activity, and register for Automatic Direct Debit (ACH) payments online. Visit the CCMC resident portal.
 
Your username and password are located on the first account statement that was mailed to you. If you did not receive this information, please reach out to the management team at (972) 869-1430.

Recurring Electronic Check Payments

To establish eligibility for recurring check payments processed through Alliance Association Bank, please visit the AAB payment website. Under New Users, choose Setup Account and follow the prompts as directed. 
 
The Management Company ID is 6675, the Association ID is 403 for Valley Ranch Master Association, and the six-digit account number for your property is listed on your annual assessment statement.
 
If you wish to make any changes to your account with AAB, you may access it through their website. CCMC and AAB are not related companies. To comply with privacy laws, we do not share personal information, nor does CCMC have access to your recurring payment profile.

One-Time Electronic Check & Credit Card Payments

In order to submit a one-time online payment, please visit Alliance Association Bank's website directly

Alliance Association Bank charges a $2.95 fee per transaction for the use of a one-time eCheck payment. The bank charges a $5.00 flat processing fee per debit card transaction and a 3.5% per credit card transaction.

Individual Bill Payment Services

If you are using a bill payment service through your bank or a third party, please review your account number and update the remittance address to:

Many bill payment services remit electronically, and the correct account number is essential for proper posting. If your assessment has changed, you must also update your account information with your financial institution.
 

Mail

When paying by mail, make checks payable to Valley Ranch Commercial Association, and make sure you include your account number on your check. Send your payment along with your statement stub to:

Request Payment Plan
 
To request a payment plan, complete the Assessment Payment Agreement and email the completed form to abutler@ccmcnet.com.
 
Payment plan terms are listed below:
 
*All payment plans will be charged a $25 monthly administrative fee and a $25 Association fee while on the plan.
